Downtown Partnership: Getting Things Done

Design a Better Downtown
When people think about cities they often think about the buildings that comprise the skyline, but cities are just as much about the open spaces between the buildings. The best places have attractive, well-designed streetscapes that pull people out of their apartment, or office, or hotel and invite them to linger.

That’s why Downtown Partnership of Baltimore has teamed up with Mahan Rykiel Associates to create a plan that will guide how Downtown’s open spaces are developed, maintained, and programmed.

As part of the planning process, the Project for Public Spaces – an internationally-known nonprofit that specializes in placemaking – has created a unique online tool that allows anyone to become an urban planner. This tool makes it easy to identify places that add to our community or those that need dramatic improvement, to highlight them on a map, and share ideas about how we can make them better. The tool can be used to rave about a place that brings people together, or complain about a neglected block.

Ideas collected will inform the recommendations of a forthcoming Open Space Master Plan that will shape Downtown development over the next decade. Downtown Partnership will release that plan later this fall. But, first things first:

Ongoing Street Improvement Project
In the coming months, Baltimore City is making a number of roadway improvements at Camden Yards, around the Inner Harbor, and along the Pratt Street corridor.

These improvements are part of a larger City project to improve Downtown streets and prepare for the Grand Prix, which will be held next summer. Improvements will take place on Pratt, Light, Conway, Howard, Lee and Russell Streets.

Red Line Station Area Advisory Committees (SAACs)
The Maryland Transit Administration (MTA) would like to provide community stakeholders (station area residents, businesses, churches, organizations, and institutions) the opportunity to participate in the process of designing how the 20 proposed light rail stations will integrate into their communities. We encourage interested community stakeholders to nominate themselves to serve on a station area advisory committee (SAAC) in their area.

The SAACs will advise the MTA on Station Location, Design, Alignment and Traffic Issues, Naming, and Area Planning. Committees will ensure that stations support community plans and visions, including development and redevelopment if that is appropriate. Consistent with the Community Compact, transit oriented development and creating and sustaining mixed-income communities will be a goal. Click here for more information about the SAACs.

Retail News

 

Now Open

CR Lounge is now open at 518 N. Charles Street. The Baltimore creation of Washington D.C. restaurant Creme, CR Lounge will serve traditional Southern fare, and will be open 6 days a week for lunch and dinner, and brunch on Saturday and Sunday.


J.S. Edwards LTD, a full service men’s clothing store, has opened a pop-up location at the Legg Mason tower in Harbor East.


The Get Down is now open in the Old Fletcher’s space at 701 S. Bond Street. The funky, sleek, two-level space is open 7 days a week in the evening for happy hour, DJ shows, and private events.

 

Coming Soon

Alewife will open in just a few weeks at 21 N. Eutaw Street in the former Lucy’s Pub space. From the owner of numerous successful and quirky Boston bars, the new restaurant and bar will feature 40 beers on tap, 100 bottles, select wine, and creative cocktails, with a moderately priced appetizer and entrée menu.


Milk and Honey Market will open at 816 S. Cathedral Street on October 1. This small grocery will sell fresh produce, meats, and breads and house an espresso cafe.


Select Lounge will open at 415 N. Paca Street in the coming months. This upscale bar and lounge will feature an array of live bands with everything from ethnic to streamlined music.


Tatu is set to open in Power Plant Live! in early September. The new 120-seat restaurant will feature traditional Chinese, Pan-Asian, and Japanese cuisine complete with stylish drinks and DJ music.

Development News

 

City Center 

Chicago Title relocated from 19 E. Fayette Street to 6,400 square feet at One North Charles. Mackenzie Commercial Real Estate Services, LLC represented the landlord in this transaction.


Visicu, Inc. has leased 12,700 square feet of space at 217 E. Redwood Street.

Inner Harbor

McGladrey has relocated to the new Legg Mason Tower at 100 International Drive, Suite 1400. The firm has signed a 10 year lease for 38,500 square feet.
 

Westside

The BioInnovation Center, located at the UMB Biopark, plans to double in size over the next six months. The center will expand to 18,000 square feet of new lab space which will allow the company to hire 50 new employees.

 

Adjacent Neighborhoods
Baltimore Racing Corporation, the group bringing Indy racing to Baltimore next year, has signed a five year lease for 2,754 square feet of space in the Camden Yards warehouse at 333 W. Camden Street. The space, which is owned by the Maryland Stadium Authority, has long been unoccupied.


Construction has begun on the 20 story, 572 bed graduate student housing complex at the Science + Technology Park at Johns Hopkins. This $60 million project is expected to be completed in summer 2012.
